Thorough! Professional! A MUST hire for your home inspection. We DODGED A BULLET!

We hired Chris to perform our home inspection for our retirement home purchase. My husband does many phases of residential renovation for a living and is quite knowledgable.

We were both impressed with Chris's attention to detail and how he found so many issues that we never thought to look for. He provided a 39 page report that was thorough, easy to read, complete with pictures of each area that was inspected.

The results of Chris's inspection, revealed that the "frosting" covered up a falling "cake". Consquently, we decided to cancel our contract because the home needed alot more repairs than anticpated.

Chris saved us many thousands of dollars to make repairs on a property that would never be worth your investment. WE DODGED A BULLET!

We highly recommend hiring Chris for your property purchase. You WILL be in the know and You WONT be dissappointed!

Your home is your largest investment that provides shelter and comfort for you and your family. Its so important to hire Chris and get the home your paying for and not be misled with cosmetic cover ups and staging!

I'm writing to highly recommend Chris Iula, who did our home inspection, radon test, and water test recently, in East Chatham, NY. He was recommended to us by our realtor, and we have nothing but good things to say about him.

We felt that he was extremely reasonably priced, to start with. He was very transparent about his pricing policy and contacted us the day before the inspection to explain everything in great detail. We knew exactly what we were getting, and he offered different options for the different aspects of the inspection.

The day of the inspection, we came to the house on time, but Chris was already there, hard at work. He explained everything he was doing, and he was very thorough.

Chris has a pleasant outgoing personality and was fun to work with.

He provided his very, very detailed report in a timely manner, and he was so patient explaining everything to us. When we got anxious about some items on the report, he was even available for a video call with us to make sure we understood all the details.

He always emailed the results immediately and is a great communicator.

I'd be hard pressed to find any room for improvement in our dealings with him. Do yourselves a favor and hire Chris for your home inspection. I don't see how you could do better in Columbia County!

Chris Iula was *the* best home inspector I could have imagined for the job. He arrived early, then wasted no time diving into what was a ~2-3 hour inspection through every accessible inch of the house I'm looking to purchase. What stood out to me most about the quality of this inspection was Chris's communication, however. This will be my first home and I have lots of questions - for the duration of the inspection, and without skipping a beat, Chris answered every one of them with an intention of understanding my exact ask, clearly communicating my options, near-term and long-term solutions, costs involved, and any other potential risks to mitigate -- all with a wonderfully positive and professional attitude. Just a few days following the inspection, I received a 40 page, very thoughtful and detailed report. I could not recommend his work more.

Our experience with Chris, involving inspections of two homes, has been very positive from start to finish. His reports are clear and highly detailed: They helpfully divide issues into urgent priorities; things that should be done in time; and things that should be monitored for potential problems. He took plenty of time to explain to us during visits possible underlying causes of visible problems, their implications over time, and offered constructive insights for our consideration in repairing and remediating them.

I'll add that his fees are reasonable, particularly given how thorough he is; and he is a genuinely nice guy and very easy to work with. We have engaged a number of inspectors over the years as we've moved from house to house, and Chris is at the top in terms of our experience. We strongly recommend him.

Chris did an excellent job with our home inspection! He was thorough, detailed, and professional and included with the home inspection a well water flow test, a mold assessment, and a radon test. His report was ready the very next day and it was very detailed yet easy to understand and he made very clear to us what was a major concern versus the little imperfections that every house has.

He recommended great contractors for the problems that he found with the house, the roof and mold, and he was available for our many questions afterwards. Chris gave us a rough estimate of what the cost of these would be in repairs, which was extremely helpful so we knew whether or not we wanted to proceed with the house before going through the tedious process of collecting the contractor’s quotes (his estimate was very exact to what the contractors told us).

I would highly recommend Chris the Home Inspector for an accurate report that made us feel confident in the biggest purchase of our lives!

We were first time home buyers and our real estate agent recommended Chris Iula because she was impressed with him and worked with him many times. He arrived early, and got right to work. He was very thorough, going over every little detail, and going in every space to inspect our potential new home thoroughly. We didn't know what to expect, but he definitely exceeded any expectations we did have. During the inspection he answered our questions and was very knowledgeable about everything from maintenance and upkeep, to prevention, to pest control and building codes and told us so much about how to keep up with everything in our home to prevent future issues down the road. He was patient and thorough with every question we had, and never made us feel like we were in the way or stupid for not knowing something that seemed so basic. He takes pictures and makes notes the entire time, and when we got the report it was easy to understand what was urgent and what was a minor note. When he was done, I understood what would be in the report, how anything that needed fixing should be or could be fixed, and how to prevent problems and take care of our house when we moved in. I can't say enough good things about him, but his hard work definitely deserved the time this review took and every star on it.

On Oct. 4, I had the pleasure of meeting Chris. He was referred to me by my realtor Jannice Sherwin, who is also absolutely amazing. He came out in the rain and did such a through job of doing a home inspection of a property that my son and I are purchasing. Chris was so pleasant and thought it was great that we were purchasing a two family home to be used for the family and not for a profit. He was super patient, kind , pleasant and answered any questions we had, and also had fun with my grandbabies. You can tell he truly loves the work that he does!!!!!! Chris was able to explain some things he found that were concerning and may potential problems, right there on the spot, but Chris also did state that he will send a written report by the end of the week, in which he did. Chris was uncomfortable accepting payment for services as he felt that he had not earned it yet, because he had not provided the written report, which was for me, super important, because this showed he had integrity. I would absolutely use Chris again.

We were first time home buyers and our real estate agent recommended Chris Iula because she was impressed with him and worked with him many times. He arrived early, and got right to work. He was very thorough, going over every little detail, and going in every space to inspect our potential new home thoroughly. We didn't know what to expect, but he definitely exceeded any expectations we did have. During the inspection he answered our questions and was very knowledgeable about everything from maintenance and upkeep, to prevention, to pest control and building codes and told us so much about how to keep up with everything in our home to prevent future issues down the road. He was patient and thorough with every question we had, and never made us feel like we were in the way or stupid for not knowing something that seemed so basic. He takes pictures and makes notes the entire time, and when we got the report it was easy to understand what was urgent and what was a minor note. When he was done, I understood what would be in the report, how anything that needed fixing should be or could be fixed, and how to prevent problems and take care of our house when we moved in. I can't say enough good things about him, but his hard work definitely deserved the time this review took and every star on it.

As an investor I have purchased and sold several properties over the years and have used a few different inspectors. Now that I have found Chris, I do not intend to ever use anyone else so long as he is in the business. He is as good as it gets, a home inspection is not the sort of thing you want to skimp on to save $50, be assured Chris is more than worth every bit of what he costs. As stated in other reviews, he is never rushed and makes you feel like you are his top priority. He takes his time going through everything, and will happily answer any questions you may have. He will climb through hard to reach attics, and squeeze through crawl spaces without hesitation to be sure his inspection is thorough and complete. In case it's not clear, I highly recommend him as the only home inspector you'll ever need.

I can't say enough good things about Chris! He conducted our home inspection during a very difficult time (Covid) and maintained a professional attitude and helped us out throughout everything. We are about 2 hours away and he face timed us during the inspection and walked us through all of the issues with the house.

We had some stumbling blocks with our mortgage provider and Chris went above and beyond to ensure that the lender understood the inspection and within hours we were cleared to close.

Dear Chris, You came to our house in Colonie on June 5 to help us determine what the cause of the odor in our bedroom has been. You checked the attic, the outside walls and the walls in the affected bedroom, but were unsure of the exact cause of our problem, so you did not charge us. You did tell us that our attic was too hot and needed better ventilation, which should include a ridge vent. You also gave us some names of people who could help us with that. As it turns out, the attic was indeed the problem. As soon as the ridge vent was installed, the hot musty odor disappeared. Apparently when we cut down the tree that had previously shaded that part of the house, that section of the attic was not adequately ventilated, so when the vent was installed, the problem was solved. Because you were the only inspector (of 4) to send us in the right direction, I am sending you a check for your services. I believe you had quoted $250, but I am sending $300. My husband and I appreciate your promptness, kindness and honesty. Should we be in need of further services of the kind you provide, you will be the first we will call, and we will recommend you to anyone who asks for a recommendation. My  wife and I were recommended to Chris for our home inspection by our  real estate agent. Chris arrived early to our appointment and  immediately checked the outside of the house. After we got started I  followed him around and asked a bunch of questions, which Chris  encouraged. He also brought up a bunch of things that I have not noticed  before and made plenty of recommendations. His report was detailed with  pictures and recommendations, and ultimately the sale fell through  based on his findings of a few major issues (electrical and pest). Had  these problems not been discovered we would've been buying a house that  was not insurable and potentially a fire hazard. We plan on using Chris  again for the next house we look at, and would recommend him.

I contacted Chris on a recommendation from a friend, what a great  recommendation. Like earlier reviews...he arrived early, and had already  been up on the roof by the time I arrived at the house. His work ethic  is as impressive as his knowledge of home construction: foundation,  electrical, heating, roofing, ventilation, landscape! Chris addressed  all the questions, and then some, I had about the property. He did a  great job walking me through what he found, prioritizing items that  needed attention and had several recommendations as to professionals who  could address issues (roofing, masonry, etc.). "He clearly knows what  he is talking about and doesn't sugarcoat potential issues or things to  be aware of - but also doesn't "oversell" what could be an issue"  (totally agree). Chris was timely in getting the final report to me and  has been responsive to questions I had in follow up. I would totally  recommend Chris to anyone looking for a home inspector.

We  were very happy with the response, professionalism and quality of work  performed by Chris and highly recommend him. We purchased a new home and  the offering was dependent on a satisfactory inspection within 7 days.  We wanted to keep it honest and therefore not use a home inspector  recommended by the realtors. I called Chris on Friday morning, knowing  that contractually we had to have the inspection completed by Monday  morning and that we were only available to join him on Saturday morning.  Chris's schedule for Saturday was fully booked but after hearing and  understanding our circumstances he juggled his schedule to make  arrangements for us. Chris arrived on time and did a through inspection  allowing me to join him when appropriate. At the end of the inspection  he met with us to give us a verbal draft of his findings so that we knew  what his findings were prior to waiting on the written report. His  written report was on time and thorough, no different than the verbal  draft. In addition he was not able to fully inspect the roof due to the  recent snow storm. He followed through on the roof inspection after the  snow cleared and sent us a written report with pictures. Job well done!!

I  have worked with Chris on several property purchases. Chris immediately  responds to inquiries and even though he likely has many clients, you  feel as though you are his only one. He is also usually able to schedule  a time to inspect your property with notice of a week or so. His prices  are more than competitive and his normal inspection includes many  things other inspectors charge more to perform. He certainly has a lot  of experience in this field and thoroughly examines all aspects of a  building. I have always had a great experience and will continue to work  with him.

Chris  performed my home inspection last month. Being a first-time home buyer  can be daunting, but Chris was a consummate professional who provided a  thoroughly detailed inspection report that not only put my wife and I at  ease, but saved us several thousand dollars in the form of credits from  the seller.

My  wife and I contacted Chris after a recommendation from a good buddy of  mine, and we couldn't be happier with our experience. Chris did our home  inspection (including termites/pests), radon test, water flow and water  purity tests. He was incredibly responsive over email regarding pricing  and scheduling, and he seemed to genuinely care about our experience  with him rather than appearing to only want the business like some other  inspectors we contacts. The day of the inspection, he arrived early,  and had already been up on the roof by the time we arrived at the house.  His work was incredibly thorough and he addressed all the questions we  had about the property.
